Luxury is back. Forget covid and the economic downturn, multi million dollar homes are selling like hot cakes in some parts of the country.
We’ve all heard about the focus on our homes during covid and it appears the luxury market is also basking in that spotlight. A number of recent reports like Royal Le Page’s on Quebec luxury market have found prices and sales of luxury homes have been rising healthily since last year. So just for fun we took a look at what $5m would get you in the Calgary area and who are the lucky potential buyers?
The Concord $5,999,999
It’s one of the priciest pieces of real estate on the market currently in Calgary. A smidge over our $5m budget this penthouse 3 bedroom, 4 bathroom condo in Eau Claire on the 11th floor has 2833 square foot of living space. The price tag is steep for its size but listing agents Rowena Chan of Engel and Volkers explains, “you might be downsizing your home but you’re upsizing your lifestyle.”
This riverfront suite boasts, ultra luxury fittings like a porche kitchen, 10 foot ceilings, 180 degree views of Calgary, its own private garage, all season garden and 24 hour concierge and security to list a few. Potential buyers are empty nesters looking to downsize and have a luxury turnkey property.
The condominium market in Calgary may not have yet recovered to its pre pandemic levels but there is still demand for luxury condo’s. Rowena Chan told us at Royal Le Page they sold another penthouse at the Concord which was listed for $7.5m last year and total condo sales were double that amount.
Listed by Tina Belheumer, CIR Realty
This acreage country home commands its price due to its spectacular and expansive south and west views of the mountains and river valley, the size of the home and the quality of its build. There’s five bedrooms above grade and more than 8,300 square foot of luxury living space with too many features to list including a grand foyer and a basement that’s an entertainers dream.
Listing agent Tina Belhaumer believes the home will likely be bought by someone outside of Calgary. This county home is at the top end of the Calgary area market but is comparatively affordable for buyers from overseas or the Toronto and Vancouver areas. There’s a new confidence in luxury. Tina tells Royal Le Page “Luxury is on the rebound’. She’s confident in the sale and tells us a similar priced home sold in recent weeks in Rocky View View County.
4324 Anne Avenue SW $3,738,888
Described as the ultimate golf house. This high end luxury home in Britannia is truly unique. It’s a custom build of 6200 square feet with 3 bedrooms and 5 bathrooms and a host of features. There’s secret rooms and a special dog heated dog run which can be flushed so you don’t need to pick up after your best friend. Located minutes from the County Club golf course this luxury home also has its own high end golf simulator. Jeff Ostrosser, its listing agent describes the home as feeling like new. The uniqueness of the home means it will appeal to a particular buyer who is detail orientated. Jeff like Tina is also seeing more interest from other areas of Canada in Calgarys luxury market.
All the realtors Royal Le Page talked too spoke of a new confidence in the luxury market here. Multi million dollar homes are selling again in the Calgary area. There’s new interest from across Canada and overseas. Homes like the ones we featured take time to sell. There are far fewer buyers in the price point and the buyers are often making a particular lifestyle choice. Toronto and Vancouver are breaking records in the luxury market and it seems some of their buyers are willing to move to the Rockies in search of their ultimate lifestyle.
