Edenwold Heights, Edgemont
Perched atop of Edgemont and Nose Hill Park is the 252 suite condo complex known as Edgecliff Estates. Built in the early 1990s of wood-frame construction, the complex was always designed for young buyers who wanted to leave their parents’ home and still be close to the University of Calgary and SAIT.
The 9 building, 3 storey complex is completely a walk-up (no elevator), so unless you’re on the main floor, you’ll be carrying your groceries and asking your friends to help you move. The size of the condos vary from 1 bedroom units at 700 square feet to 2 bedrooms nearing 1000 square feet. Unfortunately Edgecliff Estates’ biggest claim to fame was the $10M dollar special assessment that was handed out to the owners back in 2008. The building envelope was desperately failing and so most owners had to come up with $30,000 or more through a special assessment. This made local news numerous times in Calgary with some people having their homes put into foreclosure.
Thanks to those dark days of assessments today it’s a more modern looking building than it’s previous pink stucco and it’s ideal for investors or parents looking to put their kids up in safe and good environment.
